GRUNDY GARDENS APARTMENTS
A vital component of redevelopment in the existing westside neighborhood.
The new construction development provides much needed affordable housing, services, and resources designed to serve low to moderate income and homeless Veterans. This project will be the first of its kind in the neighborhood and provide Veterans with affordable housing outside the Housing First funding through the Indiana Housing and Community Development Authority (IHCDA)
Investment on the MLK Corridor supports several of the City of Indianapolis’ redevelopment initiatives and housing initiatives. Grundy Gardens serves to catalyze additional affordable housing and redevelopment projects as well as supporting previous investment in the neighborhood. The renewed focus by the community and its institutions is expected to attract both private and public investment helping to reclaim this proud and growing Downtown neighborhood.
Developers, SGS Property Group LLP, are active members of the neighborhood and have been for decades, providing funeral services at the Grundy Memorial location. Amongst those served were Veterans and Veteran families in the neighborhood. Located at 2357 Dr. MLK Jr. Street, the Grundy Gardens features a transit oriented, affordable development option consisting of 36 1BR units.
AMENITIES
The Grundy Gardens development team plan to provide WiFi for each of the residents as the wireless access will be provided to each of the units and community space. The units will also meet the minimum requirements for development design characteristics and features. The team is hopeful that these amenities will provide a convenience for the residents. The building will have a contemporary, unique look on the exterior to give the corner of 24th and MLK an aesthetically pleasing look.
COMMUNITY SUPPORT
Grundy Gardens helps to alleviate the problem of deconcentrating while attracting Veterans to provide a supportive housing option in an area that is nearby the VA Hospital. SGS Property Group LLP has a commitment from HVAF of Indiana, Inc (HVAF). The project will accommodate for 2 full-time support staff from HVAF to be on-site to connect with Veterans and ensure their exposure to supportive services. The community’s multi-purpose and commercial area is part of a network of community facilities that will be jointly programmed.
This development is supported by the neighborhood, local leaders, and elected officials. Names such as: Vop Osili, City County Councilor; Maunah Wadud, Northwest Landing Neighborhood Association; James White, Treasurer for Veterans Post; Ron Rice, Flanner House and Brent Lyle, Flanner House.
DEVELOPMENT QUALITY
Grundy Gardens will contain specific design features and development amenities that will enhance the quality of life for each resident. The building will have the minimum required Building Certification for new construction upon completion. The community space hosts a television, Wi-Fi, kitchenette, restroom, and sitting areas. The community room is used by the tenants for recreational, social, educational, etc. activities and will be used for the provision of certain on-site services to the tenants by various service providers. The Project has a leasing office and an on-site manager and off-street parking.
Grundy Gardens is located within 3 miles of a grocery with fresh produce, as well as higher education, employment opportunities, churches, medical and dental offices, social service agencies, banks, pharmacies, a youth center, retail stores, restaurants, day care centers, and other facilities residents frequently visit as part of their everyday lives.
EFFECTIVE USE OF RESOURCES
The Project will utilize a variety of sources of funds to develop a very high-quality development and provide tremendous housing opportunities for low- to moderate-income residents at very affordable rents. The Project will utilize rental housing tax credit equity, bank debt, City HOME and Housing Trust Fund, and deferred development fees. Furthermore, the Project is shopping for a firm construction and permanent loan commitment from Merchants of Indiana and other financial Institutions.
